About Us

Gainesville Quality Rental Houses specializes in homes rented to students adjacent to the University of Florida and is owned by Mike and Michele Martin.  We both attended the University of Florida and as such we have both experienced good and bad landlords when we were students.  It is very frustrating when an AC or refrigerator breaks and you cannot get ahold of anyone or they seem not to care.  We have experienced that first  hand when we were students and therefore we are very sensitive  to problems that might arise during your tenancy.  When I was a student I did not have thousands of dollars to move into a house so we are fairly flexible in letting tenants pay deposit money over a period of time.  Wherever you decide to rent  I highly recommend talking to the present tenants  to get a true picture of the landlord/tenant relationship.  If I can answer any questions of if you would like to see any of our houses feel free to text of call anytime.  352-339-2342 or email mmartin3@comcast.net

Please be aware in looking at the pictures that room colors might be different than when you would move in.  In order to let tenants help make the house their own I permit all tenants to paint the interior of the house the colors that they choose, at the end of the lease It goes back to antique white unless the next tenants like the present colors.

This charming unit is a studio/house that is attached to a larger house with it's own private entrance.  This studio is located one block from the intersection of University and NW 13th Street.  The studio as you walk into the living room/bedroom has wood floors and a fireplace for a very nice ambiance.  At the back of the unit is a fully equipped kitchen that is in a separate room from the bedroom/li

ving room.  The kitchen was upgraded and modernized in 2011.  The studio also has a washer/dryer in the unit.  this unit is close to campus but still on the east side of campus for easy access to downtown.  Water, sewer and lawn service is paid by the landlord.

Status for next year:  This house has renewed for next year and is unavailable.


This well maintained house has 3 bedrooms and 2 bathrooms and is located one block from campus and one block from the intersection of University and 13th Street.  This house is a 2 story house with wood floors upstairs and tile floors downstairs.  The living room has a fireplace with wood (tongue and groove) floors.  Bathrooms have been modernized recently.  The kitchen has a dishwasher, stove, refrigerator and disposal.  A washer/dryer are also provided in this unit for your convenience.  The house has central heat and air.  This house also has its own private parking which is a big plus in this area.  This house is located on the downtown side of campus so there are restaurants within easy walking distance.  Water, sewer and lawn care is paid by the landlord.

Status for nest year: A lease has  been signed and this house is no longer available.



This house is a 4 bedroom and 2 bath house that is one block from the intersection of University and 13th Street.   This house has tongue and groove floors throughout and high ceilings for a nice open airy feel.  The bathrooms were totally redone and modernized in 2005.  A nice feature about both bathrooms is that the bathrooms can be accessed equally by any bedroom.   There is not a master bath in any room so there is easy access to both bathrooms.  The kitchen has all amenities such as dishwasher, disposal, refrigerator and stove.  The house has central heat and air.   The washer and dryer are provided.   This house is located on the downtown side of the University of  Florida campus for easy access to downtown and restaurants.    Water, sewer and lawn care are paid by the landlord.

This house has 5 bedrooms and 4 bathrooms.   The house is conveniently located 5 blocks from campus and a short walk.  There are tongue and groove hardwood floors throughout most of the house with the kitchen flooring finished with ceramic tile.  All bedrooms in this house are spacious.  The kitchen is large and was modernized and totally remodeled in 2009.  There is a washer and dryer provided in this house.  The front of the house has a screened and enclosed porch.  This house also has a two car garage that is usually used as a rec room.  The house has central heat/air conditioning and has been upgraded with energy efficient windows.   There is a large yard and parking is provided on site.

This spacious house has 5 bedrooms and 3 baths and is 7 blocks from campus and in the midtown area and a 6-8 minute walk to campus.  The interior of this house is tiled throughout for easy cleaning and maintenance.  There is a working fireplace in the living room for those chilly winter nights.  The house has central heat and air and the windows  have been replaced with energy efficient windows for lower electric bills.  The kitchen is large with all amenities such as dishwasher, disposal, fridge and stove with a large amount of cabinetry for plenty of storage of groceries.  A washer and dryer are provided for you convenience.   All bedrooms are spacious. There is a back screened porch that along with the backyard is very private.  There is ample parking on site.  


Location:  6-8 minute walk to campus.

This is a very nice 3 bedroom and 1 bath house located on a very quiet street close to campus.  The house has wood floors throughout.  The kitchen has all the amenities such as dishwasher, refrigerator and stove.  A washer and dryer are provided for your convenience.  The house also has a large enclosed porch.  There is a single car garage for plenty of storage of bikes, etc.  The backyard is fenced and totally private with a big beautiful oak tree for shade.  Just down the street approximately 100 yards away is a nice park for dogs, etc.  This is a very nice neighborhood and convenient to downtown too.  


Location:  Northeast of campus and 6-8 minute bike ride or 5-6 minutes by EBike or scooter

This house is a 4 bedroom 2 bath house that is located 10 blocks from campus and 2 blocks from 13th Street.  The interior of the house has wood floors throughout most of the house.  The kitchen in spacious with all amenities such as dishwasher, disposal, stove and refrigerator.  A washer and dryer is provided for your convenience.  There is also central heat and air.  This is a great house with lots of charm.  The exterior of the house has a nice sized backyard with lots of privacy.  There is also a small garage that has a washer and dryer and plenty of storage for bikes, etc.  There is also plenty of parking on site for all tenants but a nice feature of this area is that you do not need a decal sticker so your friends can visit without getting a ticket.  


Location:  10 blocks from campus and a 7-10 minute bike.  The bus line is 3 blocks away.

Present Status: This house is renewing and is unavailable.

This house has 4 bedrooms and 2 baths and is located 16 blocks from campus.  The bedrooms in this house are very big and this is a very appreciated feature of this house by present tenants.  A nice feature of this house is that both bathrooms are equally accessible, in other words, there is not a bath in just one bedroom with the other  bedrooms sharing the one remaining bath.  The interior of the house is mostly wood floors.  There is also a working fireplace in the living room that gives a nice ambiance to this space.   The kitchen is large with all amenities such as dishwasher, disposal, refrigerator, stove and a nice breakfast nook.  A washer and dryer are provided for your convenience.  The backyard is completely private and fenced.  There is ample on site parking for all tenants.  There is also a utility shed attached to the house for bikes and storage.  The windows in the house have been replaced with energy efficient windows just a few years ago for lower utility bills.


Location:  This house is approximately a 10-13 minute bike ride with a route over non-busy back city streets.

Present status. The present tenants have decided to renew and this house is no longer available.

Location:  This house is located approximately 1 mile NW from the stadium as a point of reference and is a 12-15 minute bike ride to campus.
